Settings — Trade Area, API Keys & Benchmarks
Without an ORS key, trade area falls back to a straight-line radius (drive-time minutes × avg. speed);
the map also draws 5- and 10-minute reference rings inside it. Trade-area population is looked up
automatically via this app's Census ACS proxy (requires a free CENSUS_API_KEY set as a Cloudflare Pages
environment variable) — used as the "Service Area Population" for the MDS Model and Net Need by Specialty
sections below. If that isn't configured, use the manual override instead.
Keys are stored only in this browser (localStorage) — never sent anywhere but the API itself.
Service Area Population (optional override)
Leave blank to use the automatic Census lookup.
Specialty Mix Benchmarks (editable, % of total physicians)
Defaults are planning-level approximations. Adjust to MedWest's internal targets — the four categories should sum to 100%. Changes are saved automatically to this browser.

3. Net Need vs. Oversupplyi
Expanded category breakdown, curated from MedWest's Building Eco System tenant-mix taxonomy — every specialty with live NPI data and an MDS Model benchmark ratio, instead of 4 broad buckets. Primary Care combines Family Practice, Internal Medicine, and Pediatrics into one row, matching MedWest's standard reporting convention. Benchmark % = each row's national Docs/10k Pop rate (MDS Model ratios, section 4 below) normalized against this full list, so the column sums to 100%. This is separate from the broader 4-category mix still used by the Section 5 chart.
Data source: Actual % — live NPI Registry (NPPES). Benchmark % — MDS Model national ratios (MedWest Supply & Demand workbook).

4. MDS Model — Physician Supply & Demandi
National published ratios (GMENAC / Merritt Hawkins / Solucient-blended), per MedWest's Supply & Demand workbook. Physician Need = Service Area Population ÷ Population-to-Support-1-Physician. FTE Supply = live NPI Registry providers, credited fractionally by how many of their locations fall inside the trade area (1 of 3 offices = 0.333 FTE). Yellow = Need; orange = no physicians present.

5. Charts
Need — physicians short of the benchmark (bar above zero)
Oversupply — physicians beyond the benchmark (bar below zero)
Bars are physician counts: Predicted FTE − Actual FTE, same as Section 4's NetNeed column. Paler bars are within ±0.5 of the benchmark (Balanced).

6. Top 10 Physicians & Drive-Time Mapi
ZIP codes inside the trade area are shaded by aggregate Net Need (Predicted FTE − Actual FTE, summed across MDS Model specialties): red = oversupplied, green = undersupplied/opportunity. Closest physicians (by geocoded straight-line distance from the subject address) are plotted as dots, up to 10 per Section 3 status group — green = Need, red = Oversupply, gray = Balanced — and can be shown/hidden with the toggles below the map. Hospital and MOB locations are pulled from OpenStreetMap.

8. Methodology Comparisoni
How this app's headcount/FTE-based Net Need compares to claims/visit-volume-based methodologies (e.g. Welltower-style zSite reports).
MedWest Net Need (this app)
Claims-Based Net Need (e.g. Welltower)
Underlying data
Live NPI Registry (NPPES) — free, official CMS provider database
Medical claims / visit volume (e.g. Trilliant platform)
Full-Time-Equivalent (FTE) physicians, derived from visit volume
Geography
ZIP-code trade area intersecting a drive-time radius/polygon, with 5/10-min reference rings
True drivetime rings (e.g. 5 / 12 / 20 / 30 min)
Benchmark
Editable specialty-mix % targets, plus MDS Model national ratios
National visits-per-FTE-physician by specialty
Calculation
Variance = Actual % − Benchmark %; MDS Need = Population ÷ Ratio − FTE Supply
Net Need (FTE) = (national visits/FTE × drivetime population) − actual visit volume, ÷ national visits/FTE
Bottom line: this app now uses FTE-weighted live provider data and national MDS Model ratios rather than a static roster — closer to (but still distinct from) a true claims-based methodology, which would require a visit-volume data source (e.g. Trilliant) MedWest does not currently have.
